It depends on how much damage was there before vs after. 

This is conducive to "Wood Damaging Insects" to be able to get in the home.

However, we faced a few unexpected challenges:A hailstorm damaged the roof while the property was under contract.The main water line to the property failed.

Also PM would do a checklist during that photo visit to try to catch extra people, unregistered pets, leaks, damage, maybe bad water heaters/HVAC units, storm damage, so that's being proactive.I think these days too many PMs are in it to try to figure out how they can milk the heck out of stupid owners vs helping them build a portfolio and be successful owners.Being proactive on preventative maintenance, being quick on delinquencies, providing property values and options is helpful. 

If you inspect and find the cat is urinating in the home, you can require them to mitigate the damage immediately or remove the animal.It's important to read and understand the law.

VA appraiser also spotted damage to a retaining wall that was somewhat minor and my buyer would have been happy to fix on his own.  

The property damage protection is appealing and the 4% monthly isn’t bad.

If you sue I think you would have to prove damages I believe.

Consider the tenant pool (neighborhood class), property damage, and think about future capex and repairs.
