You need $z-$y to be enough to justify spending $x (or whatever % of $x you had to put down)All the rest (LLCs and crap) is just noise. 

If the market looks like crap, then do not expect the best tenants and if the market looks like a fresh haircut, expect a higher quality of tenant. * Look at Facebook rental listings for the various markets.

During our walk through I ended up shining my flashlight directly on a woman's face that was squatting (I thought she was deceased in the heat of the moment) in the unit and it scared the crap out of me.

I've had to open up these basement walls 3x in the past 2 years for various crap that the flippers did wrong and I thought I was done with it.

It got diarrhea and crapped all over the floor, as well as the guys boot and pant leg.

That licensed agent who pays an unlicensed party is risking losing their license in doing so.Wholesalers claiming they don’t want to have to be under all the rules and regulations of a licensed agent is crap.

However, if crap work bugs you like it bugs me well, then you can make it better.

No seller wants to deal with that crap.
