But, you need to know what you are doing and be confident you can help them (and also know the market).

So you would ask for, i.e. 45 day feasibility period (the time in which your deposit is still refundable) and then if by day 45 you feel confident and can start to move towards a close, then you will ask for a certain amount of time to close, but during that second timeframe, the deposit is now NON refundable.

Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.

But even if this takes another 6 weeks I still have confidence that this will be a great buying tool for this summer.
