I always buy the same lock sets and then I'm able to rotate them with spares when I have a vacancy.

I didn't really have any spare cash hanging around.

Bought a duplex not far from my parents/where I work that needed some love and learned how to rehab and land lord as I went...fixed rental side first then fixed my side as time/money allowed...sometimes I wish I would have rented a spare bedroom on my side, but most of the time valued my privacy...good luck!

A good installation requires a layer of gravel (compacted) and sand for weighting down the grass, along with nails.

Again I'm assuming all spare rent after reserves goes to the mortgage, because I want to accelerate the happy day when the milking period begins and all the rent goes into my pocket.  

Once it's all spread out, it typically has to be compacted with rollers, rammers, etc. to make sure it is flat and solid.Hope this helps!

Once under contract, I validate all of my assumptions by getting an inspection, quotes, CMA ect to be sure everything is on point.When I have spare time and no deals to analyze or view, I keep up on latest market trends and strategies by reading up on BP and other blogs as well as latest building products or researching whatever current issue I'm facing in my business.I try to think ahead and get prepared for the next phase of my business. 

If you have the space why not do a compacted dirt then gravel compacted then rock.

They are retiring and are beginning to explore the world of social media since they have time to spare.
