Currently we only have two residential rentals, a duplex and a condo, as well as a primary residence.My view is that residential properties;- are more liquid- are easier to finance- have better terms- have more protection lawsAt this point I think commercial is something we would 1031 into once we have used up enough depreciation on the current and future residential 1-4 unit properties.I could see us buying something commercial if it hit me like a ton of bricks. ie. had or commited a long term national anchor.

You are then, basically a "hard money lender".The term, private lending, is anchored in SEC regulations as exceptions to SEC requirements, also in commercial and mortgage brokerage requirements, lending to someone you have a past or current business relationship with, someone known to you where your relationship did not arise from your solicitations for a borrower.A real estate attorney, specializes in real estate and they may well know how to pull a boiler plate note and deed of trust, they may know how to exchange cash through an escrow account, have a borrower sign and file the note and deed of trust to secure your funds.

In my area of Virginia because you have to anchor them so deeply in the ground you can't use those signs until you call utility companies and they come out and mark where all the lines (water, power, etc) are.

I'd rather find a way to buy a stabilized shadow anchored strip center at a 6 - 6.5% CAP if I was going to do something like that (although I would not personally do that either)
