~~ Commercial or Residential ~~ What's your view?

I go back and forth with my wife on the subject of buying/adding commercial property to the portfolio of investments. Currently we only have two residential rentals, a duplex and a condo, as well as a primary residence.

My view is that residential properties;
- are more liquid
- are easier to finance
- have better terms
- have more protection laws

At this point I think commercial is something we would 1031 into once we have used up enough depreciation on the current and future residential 1-4 unit properties.


I could see us buying something commercial if it hit me like a ton of bricks. ie. had or commited a long term national anchor. But we may never even buy commercial...

Any tips or shared experieces?

Just trying to tap into the collective here :D
