Attend meetups and meet as many people in RE as you can.

I have some experience managing my own properties and some seminars I've attended, but you are right, there is a lot more to learn.

Even better, if the contractor is able to attend/show up for the inspection by the township that would allow them to interface right on the spot and fix any small repairs.

I'm from central illinois and looking for any events/gatherings to attend.

Start attending some of them and start connecting and learning from real investors, you also need to become very good at analyzing deals.

If you have already coordinated a meeting and are planning to have some more I'd love to attend a session and learn a little from the professionals in the area!

Since you are also from NJ, do you recommend any local meet-up groups that i should attend?
