About a month away from the target settlement day for my first place in Philly.

Put together a few different scenarios; pay as agreed, discounted settlement, sell to yield, worst case and you can gauge how much to pay based on something like the average NPV.

Can turn around fully-vetted quotes in 2-3 biz days after receipt of rough financials and provide detailed estimated settlement statement costs to your cash on cash / IRR modelling. 

IDK what your prepay is on the HUD deal, but if you just did the deal 1-4 years ago, might be best to wait till your massive prepay comes back down to earth so you don't get clobbered on the settlement statement. 

That is where we may see coverage found or settlements (confidential) made.

We got the estimated settlement statement and the owner wants to back out of deal because he is not making the amount of profit that he wants because of the fee's he has to pay as part of the contract.
