Some of them I kept, and some I changed out only because they were so ugly, like Pink or bright neon blue. 

That's a 500% lowering of the bar on my part ( or should I say price increase to avoid backwards math).

For example,In a 20 unit apartment building, all one bedroom one bath and pink in color.18 are rented, 2 vacant.The 18 that are rented for $500 per month.

It may be state specific, if you have some weird laws, but generally the IRS has 120 day right of redemption, meaning they could come in and repay you the purchase price, rescinding the sale ...probably as common as a unicorn riding on a pink elephant, but possible.

Hard money lenders don't operate in Ireland bar one on extortionate rates. 

If the bathroom is the old style bathroom with Pink Tub and Pink sink to match...would you just keep that and paint around that... or would you change that out?

This way it lowers the expectation bar on their side and lets them know that I see the issues that they already or may not know about).  

The tenants have made the wall dirty and painted the walls weird colors like purple, pink, etc.
