The tactics Anthony mentions like getting you to say yes to obvious statements (Are you looking to make more money than you do now?)

Any pointers at tactics to successfully crack these investor groups and establish the long term investor relationship?  

I really enjoy making new friends along with networking, I definitely think that this is a strong tactic.

Union protesters were claiming right up to the day they put chains on the doors that there's no way they would just close it down and it was all a negotiating tactic by the casino.

That doesn't have to mean another state altogether (although, sometimes that's a great tactic) but maybe 1 hour, 2 hours, etc from LA.

If there was a method of collecting rent online that didn't require me to send out invoices and didn't cost a bunch (I currently pay $.50/ payment for processing) I might change tactics.  

You already know how to do it, what I suggest is stick to only ONE marketing tactic, but dominate that space.

The truly ironic part is by all measures that I'm aware of, the tactics employed to attempt to "fix" the affordable housing problem not only have not worked, but could be argued that they have had the opposite affect and made things even less affordable in CA.
