REQUIRED PROVISION: If the financing described above involves FHA Insured or VA Financing, it is expressly agreed that, notwithstanding any other provisions of this contract, the purchaser (Buyer) shall not be obligated to complete the purchase of the property described herein or to incur any penalty by forfeiture of earnest money deposits or otherwise: (i) unless the Buyer has been given in accordance with HUD/FHA or VA requirements a written statement issued by the Federal Housing Commissioner, Department of Veterans Affairs or a Direct Endorsement Lender setting forth the appraised value of the Property of not less than $ _______________ ; or (ii) if  the contract purchase price or costs exceeds the reasonable value of the Property established by the Department of Veterans Affairs.

We also realized that the business we were getting there was unique compared to the rest of our lead sources (lots of Europeans and South Americans in our case) and that it would be difficult to replace that business.

The city originally ordered the apartment be completely removed to the bare walls, but the expeditor who personally knew the assistant commissioner had the order rescinded, and the apartment converted to an office for my use.

My wife is Eastern European, and I have a real interest in buying land. 

They are a European company, so you will usually be called back from a foreign-looking number. they have always been cordial and helpful, so I'm not really sure what problem you had with them.
