Someone that got out a year or two ago, after learning the consequences of doing stupid things, might be less likely to need another lesson in consequences - you will be able to substantiate that by looking at what they now do for a living, checking references, etc, to see if it's consistent with "turning my life around, I'm a new wo/man."

So i called the woman up to ask what her concern was and she told me that in the past they only charged her 1 month security deposital she also told me that my wife wanted someone in by the 15th of August and she felt that 1.5x rent , plus paying for Aug and september would be a little much so quickly.So i told her i still wanted the 1.5x rent plus 1 months rent at signing of lease but that they would not need to pay rent again until October 1st. basically giving her the half month of august free, which i would have spent hoping that i would find qualifying tenants anyway.

Next door a nice home was sold to a slumlord, he moved in some woman that is on welfare half the year, has kids from four different men and has a lazy out of work bum of a boyfriend.

I agree with the comments from Joe that cell phone and text is only for emergencies...and with this woman you MUST be specific as to what are emergencies (because to her EVERYTHING is an emergency).
