Strategies going forward:- increase rents on small units,- charge more money for the garage, right now I let the tenant have it for $50/month, I think I could be getting $100-$125/month,- buy coin operated washer and dryer for additional income,- possibility of renovating the basement in to a little studio apartment and get a 4th tenant,- refi within 3-5 years and get rid of the monthly PMI.

Have no idea of that monthly/yearly cost.Tenants pay electric.Building has been updated in the past 10 years, also has coin washer and dryer in basement.What do you guys think this is worth based solely on the numbers?

The roof was redone in 2009 and the seller have agreed to leave all appliances except the washer and dryer.

I would like to add an in-unit washer/dryer and central A/C (I'm not sure how much it would cost for both of these + installation and did not factor this into the calculations).In addition it would be ideal to have seller financing because I could not make a 20% downpayment, I would save on closing costs, and perhaps it would make acquiring my next property easier because it wouldn't show up on my credit report?
