This should be our busy tourist season in Lancaster County, PA and our home is located in the quaint village of Intercourse (think Amish Country).

Georgia, Hawaii, Michigan, Nevada and Washington are some of the states that have fared worse because of a high proportion of tourist or manufacturing jobs.

This isn't a big surprise- it's a major tourist destination.

There are a decent number of STRs here, as it is a tourist destination. 

We haven't checked with the county yet with regards to zoning, etc, but are thinking there are 3 or 4 possible options (but are open to hearing any other suggestions).Assuming the property can be subdivided into smaller plots, e.g. 1 acre, etc:- Build 5 small VRBO / Airbnb homes to rent out to tourists (I would need to check on short term rental ordinances before going down this path).- Build 5 small single family homes to use as long term rentals. - Purchase and install 4 more mobile homes (for a total of 5) and rent out all 5 units for passive income.- Create a small mobile home park, i.e. create / install 4 additional pads or spots for mobile homes and allow tenants to BYOT (bring your own trailer) 😊This property sits about a 13 minute drive from downtown Bryson City and has a river / creek flowing through it.

So far it has been incredible, we had no idea what a huge tourist town little ole Prescott was gonna be.

Alternative uses would be residential property or commercial (hotel/Air BNB, tourist destination, vineyard, etc) in central TX but the increased price in O&G country would come from the potential for surface damages income from O&G producers.

The Mexican governments have been very savvy when it comes to bring tourists in the country and they understand that this would be a very bad decisions, since more and more visitors prefer short-term rentals. 

The main issue we are focusing on is finding enough labor to keep track with the tourists and guest we service. 

Is its character pretty down to earth or is it going to do a South Lake Tahoe and outlaw most vacation rentals because the wealthy people who own second homes there don't want tourists next door?
