Seems like investors would be throwing away a lot of deals that way if they were mailing to Pre-Foreclosure lists

Folks can someone throw some light on the my query.

What if they throw your stuff out and don't pay for the new stuff coming in or the contractors that install?

The two neighbors that we've met have both complained about them, saying they smoke marijuana in the garage and are generally "rowdy" (kids throwing rocks at cars, garage seems to be some sort of default "hangout") in an otherwise nice family neighborhood.  

No sense throwing money into repairs unless you're going to do the fixing yourself.

I would suggest that you interview several Realtors and ask them the following questions, to ascertain if they are truly Investor Friendly, or if they are throwing you a sales pitch.1.

@Krishna Chava I agree 100%, However I do see some caution among the experienced investors, It's those new to the industry throwing caution to the wind in an effort to get rich quick.

I did not consider the external economic factors that could easily throw my evaluation out the window.

We don't want to throw money down the toilet for the next year on over priced rent (Nashville area) when we could purchase a home that needs some rehab help and build equity as we live there by fixing it up and that we can eventually use as a rental property after a year or so.

(Still needs an inspection, so that could throw numbers, but let's pretend it is ok for now)Work / time: ???
