@Evan Loader Not sure if you've tried these methods but i would try going to your local multifamily investor meets up, attending larger multifamily conferences and networking with Sponsors on social media platforms like BP and linkedlin.

If the rents end up being taxable in the organization, they'll actually be subject to maximum income tax rates very quickly - much faster than if you just did this personally.There are groups now starting with "socially responsible" investing - effectively a standard partnership/syndicate that is "investing for good" - that would likely be a better structure to avoid 501(c)(3) headaches in a for profit venture.

But if they are truly confident in your success and the value of their course, I would imagine they would WANT to invest in your deals, introduce you to known LPs within their circle, and even co-sign loans (if and when needed).
