All their units feature at least one whole wall of floor to ceiling windows and I could already dream of the lake and mountain views through them.

A quick synopsis: We got our zoning approved through the city, we then had to get a variance because we want to run an 8 bed facility but the International Building Code would have had that be a "Commercial" property and would've needed to be compliant with all of the ANSI requirements like having an accessible main floor bathroom and 2 accessible main floor bedrooms, this would've been cost prohibitive to us.

The next night, while at the property to let the tenants know I was the new owner, I noticed he was in the community laundry and with his phone plugged, a bottle of piss on the floor, and looked like he was going to sleep in there.

Bottom line:  Professional flippers don't rely on getting deals closed in 2 months unless it's a property that only needs paint, flooring,.... no permits.

The leak damaged the flooring and fixing the issue may result up to $10K in expenses.

Having 3 furnaces and 3 hot water tanks would take up most of the room on the ground floor where I had a small one bedroom collecting much less rent if none at all.I would have to replace 3 boilers and 3 hot water tanks when it's time.
