The property has sentimental value as it is the last thing i "have" tied to my grandpa so selling not an option but need to start my investing career.

I share your sentiment that there is too much vanilla rah rah, congrats on getting 87 TK properties in four months you rock and nothing bad can come from that or debating wholesaling for the 9 millionth time going on. 

If someone chooses to attach sentimental value or special consideration to a intimate object that is their option.

I'm kind of with @Dave Estochen on his sentiment that rental rates haven't really been keeping up with the house value appreciation. 

In general I agree with the "if you have to ask, you should probably have an agent" sentiment.    

The units getting $1200 in their current condition amazes me as they are aesthetically disgusting, but mechanically sound.General sentiment around the area is that we are nearing a top.

I also disagree with his 8% because real estate sales are slowing and buyer sentiment is wavering.
