Starting out with by owner lease on land

Hi everyone. Right now my uncle is considering selling his land 5 acres with a well and two rundown sheds. My question is what can we put on the land to brrrr it for the most. Thinking about building a house and mother in law cottage and a metal building "shop" where we can stay in our rv while renting out the house and cottage. The property has sentimental value as it is the last thing i "have" tied to my grandpa so selling not an option but need to start my investing career.
