I would want for you to find a CURRENT seller that would lease to you under market and sell yo you under market, and have you sub lease and sub option.Or I would want you to lease option and assign to a CURRENT seller.There are too many houses out there right now that are current and will do Sandwiches or LO Assignments.

She wants me to find a l/o for her BUT her ideal sitch would be an investor that would buy this one back and lease it to her and her fam.The glitch?

Where a present it is harder to do L/O.

I have a new property under contact right now - I'm planning to perform my first L / O on this one to get my feet wet. 

It is pending already again 24 hrs after falling out of escrow when the investors tried to get weasley with the bank.In some parts of the country this would be laffed at but near Santa Barbara everything is basically gold.I am working to stay focused on learning the l/o biz inside out and not be bouncing all over the place.

I said I was looking for a property like x, y and z and basically described my house and location to a T without giving the address of my house.Well lo and behold she sent back a list of several properties - and did not mention mine.

@Matt Stoker These signs were created by the listing agent.I haven't been successful with Craigslist for finding motivated L/O seller leads, so I decided to give the listed properties a try.
