Historically speaking CMHC loans have taken a very long time for the analysts to crunch their numbers and approve the loans but we are being told that this process may be quicker with the select flex program but we will see.

So as a first-time flipper right now you are more likely to overpay for a dump, pay up 2x for materials, the job will take 2-3x longer than it should, and whatever money you are using will evaporate that much quicker.

I prefer to create more value by buying building with lots extra unfinished spaces or big dry walk out basement walk in attics, attached barns etc adding bedrooms increases cash flow quicker cheaper than extra bathrooms and adding entire apartments great too.
