@Wes Short I primarily deal with buy and holds in the Bloomington area, but have done some flips in (one in progress right now).

Cannot predict the future but I do see it slowing down (plateau) but not losing value just a slow progression.  

Some security systems will operate over cellular but there is a monthly fee.

Hi All,Not sure of the BP policy on cross posting, but I wanted my Houston colleagues to see the progress on my first flip ever!  

Let's also not forget that even if you progress to actual negotiations with the bank, they are going to try to slip in something sneakily to try to cut your commission.

This might not be an appropriate path for you, but, whatever the path you choose, remember that a slow and steady progress along your pre-determined path will take you a long way: hard work, integrity, and results...that is my simple formula.
