I am hoping to have a little free time this afternoon to iron out some of the details so that I can give the person a good direction to go in.  

I have been steadily purchasing properties from wholesalers, mostly through the networking I have one in person as well as on Bigger Pockets.

@Jay Hinrichs,Actually, you will note that I promote multi-member LLCs for that exact reason.I also promote that the entities own each other - NEVER a human person as an LLC member.If I am named in a lawsuit regarding a property I can prove I don't own and don't manage, the judge will likely issue a summary dismissal.

One person, a group of people in a partnership, 1031 money, a syndicate etc.I have access to properties there.

My wife and I are driving to look at a property tomorrow that I figure to be around 68% ARV, so if it looks as promising in person as it does on paper, I'll probably start my first deal under contract within the week...I look forward to chatting with y'all.  

I have been to a few of Jasons events he has a pretty sophisticated investor group that I have met in person.. as to his personal trappings well that would only be speculation on my part. to get back on subject worthless tax liens  my point was I can see how this happens.. my dad was in the land business and we always had slivers and odd parcels left over and he would let them go to tax's hoping someone who is not so swift would buy the parcel and we would get the overage..

It is inevitable to have a conflict with one or both personas.

This persona has goal of getting about 10 deals per month.
