If you're looking in JC and Bayonne I'd try to get something closer to the Light Rail.Also, if you're not that familiar with the area the Trulia crime map can give you decent idea of how things change block to block, particularly if you're set on looking in Greenville.

And if that's the case, don't get stuck on looking how to factor in ROI because you're willing to pay an emotional premium to live in NYC, live in that house, invest in NYC, and never have to fly to Oklahoma (just for the sake of randomness) to check-in on your property.
