@Anthony Ciulla I do not know how much effort you want to spend on looking at what can be done but our modest unit is 732 Jamaica Court in Mission Beach. 

So far I've sort of focused on looking in areas that can get close to a 1% rent to value ratio. 

But on looking closely I’ve found a lot of discrepancies in the prices - I’m assuming that depends on the location of the property. 

If you're looking in JC and Bayonne I'd try to get something closer to the Light Rail.Also, if you're not that familiar with the area the Trulia crime map can give you decent idea of how things change block to block, particularly if you're set on looking in Greenville.

Congrats on looking to purchase your first home.

After the initial round of rehab and refinancing, I plan on looking into buying an additional parcel and adding additional parking to make it all off street parking for gated entry only.

I'd focus on looking at properties and honing your evaluation skills.

Are on looking into fix and flips or mostly just buy and holds?

And if that's the case, don't get stuck on looking how to factor in ROI because you're willing to pay an emotional premium to live in NYC, live in that house, invest in NYC, and never have to fly to Oklahoma (just for the sake of randomness) to check-in on your property.  

I do plan on looking into refinancing into a longer term in the future, so as to increase cash flow.
