Make sure you get that landlord info of the housing before the one they are in now.

My daughter attends Emory University and will live in one unit while I rent out the others.I’d love any neighborhood recommendations (in addition to Decatur) that are still conveniently accessible to Emory by foot, bike, or public transportation.

One additional consideration is that we're in the 35% tax bracket, so if we go with the 30yr option, we could take advantage of the tax savings (~$100 - $250 per month for the next 5-8 years depending on how quickly IRS will increase the standard deduction limits).
