You could take that same $70K plus what you planned for that $680K down payment and buy 3 investment rentals in states like FL, TN, IN, OH, GA, LA, even up on the Oregon Coast just above you in CA.Most of my customers live in CA and none of them invest in Cali instead they buy in the states I listed above.

I started house hacking in Columbus, Ohio, back in 2020.

There is no federal rule disallowing an income requirement as a multiple of rent and the state of Ohio allows this as does Akron and all surrounding cities where I operate.

Since you're planning to buy your first multifamily unit, I suggest looking into markets that have great macroeconomics with growing population and jobs just like Columbus OH.

Let me just say, of all the tenants I have thought were "great tenants" ... only 10% did I think that after they moved out and I saw the turnover.     90%, I just thought.. oh wow,  all you did was actually pay on time. 

Since you're interested in out-of-state investing, you should definitely check out the Ohio market.
