looking to invest in multifamily homes which cities and areas are good

Hello fellow BP enthusiast,I am looking to invest in multifamily homes . I have been been on the fence about what area to start this journey, I live in San Jose California. Purpose of the investment is  positive cash flow. I am a newbie. Which city and states are good to invest. Has positive cash flow as well as appreciation also.
