I had my property manager walk the property with me and the area is very blue collar with lots of families (definitely not blighted) but in this neighborhood, it is obvious that 75 years ago when this was built there were no building codes.

I would not walk some parts of this area during the day, much less at night.Land prices have been historically cheap in this neighborhood because of the long blue collar history, proximity to the Port of Houston, and the prevailing crime rate in the area.

Disclaimer: This is based on adding a door in a single-family home in Missouri; the requirements for multi-family and in other jurisdictions are probably different.If you have any electrical outlet boxes in the fire-rated wall, they probably need to be steel, or the fancier plastic ones... the cheap blue ones aren't rated for it.If you have to bring a pipe through the fire wall, there may be some requirements about that.

This type of property will appreciate more, but cash flow will be harder to come by.B-properties have typically been built within the last 20 years, and it usually has a mix of white-collar and blue-collar workers.

., you would be AMAZED at how good that room could look, with re-stained parquetry (sorry, I agree with @Max Tanenbaum), and PROPER colored walls (it's that BLUE that wrecks the room - which really IS from the seventies)!
