@Sam Magi  The bulk of 77384 is North of The Woodlands and West of Interstate 45.Your numbers seem a little low to me. 

Ideally you'll want to be within a mile or two of a hospital, close to the interstates, and close to city amenities.

It is in the southwest quadrant of Rochester across from the airport on the other side of interstate 390.

I have the opportunity to get land just off of a busy interstate on a new commercial building I am working through purchasing.

The metropolitan area is a business and transportation hub for the region because of its central location and readily available transportation options, including three major interstate highways and the Hartsfield-Jackson Atlanta International Airport, the busiest passenger airport in the world, which is estimated to have a $32.5 billion with direct annual economic impact on the metropolitan area.

I'm looking at 2 MF homes currently and am intersted in getting pre approved, I know there are all kinds of loan officers on here so does anyone wanna provide some info and potentially work something out? 

You cant have this volume of business through interstate commerce the amount of investors hammered like this and just walk off.. the only way he walks away is if the investor just grin and bear it and never say anything to any regulator IE AG  FBI  Department of Real Estate etc etc.. you start getting 20 to 30 complaints on the exact same issues and regulators are going to step in and then its just a slam dunk.. this will be just like the cases I posted about with Marquis and Buy PD .. like I said this is not new or novel what Morris has done.. this is just on a grand scale.

If the property is closer to popular areas like interstates and good schools then you lean toward the higher side especially if the units are nice and have good appliances like a dishwasher (I was surprised to find that quite few don’t have them). 

Pueblo West, North section above interstate 50, and just south of the CSU-Pueblo Campus are areas I would be okay investing in.

I would add that domestic and interstate tourism inflow has definitely had a strong upswing throughout the pandemic.
