Hey Liam - It most cases it boils down to your strategy in terms of investment goals and associated risks you are willing to take. 

In terms of cameras i just use ring and then yes you need to have an internet connection with wifi provider doesn't matter just get enough speed. 

Unfortunately it's tough to be a part time agent and be readily available in a hot investor market, at least in terms of on-market deals.

And they may look at your experience in terms of qualifying you for a better rate.Another thing that gets overlooked is that everyone wants to cash out as much as they possibly can when they refinance.

Quick question...I am Ohio and connecting with private lenders to assist me in funding my next deal.If the purchase and transaction is with a real estate agent and you have a private lender for your loan, is that considered a "cash" purchase in terms of the real estate contract and telling the seller, or is that still considered financing?  

@Remington Childers, as others noted, this is going to be market dependent, both in terms of tenant demand and costs.I tile kitchens and baths.  

But If appreciation is 10% then I may go with 30Y.Also 30YFRM give flexibility because you can always pay like it is 15 years, and second, as the value of the money is decreasing, then.....it's always good to go with longer duration as money going to be cheaper but would create more value in the future in term of wealth creation.Having said that, at most of the time, the longer the duration would be better ....better inflationbetter risk/rewardI am almost about to say I could buy house for the reason of we are having 30Y fixed rate.

Kissimmee and Davenport is a hit of miss area in terms of the rental market, at least from what we see.
