Like water, people tend to find the path of least resistance.

In working with insurance companies I've found that they rarely cover mold issues as they consider it long term or chronic in nature and their policies generally only allow flames of acute or emergency situations i.e. plumbing breaK or leak, wind, fire, tornado, earthquake, hurricane, etc.You may think it's a good deal now but once you start digging into it it's like a dentist digging into a cavity.

Then you take last decades syndicators and many flamed out spectacularly. and you have this decades syndicators buying the wreckage.. just look at BP post of those talking about their purchases a few years ago.. .they came from failed landlords. 

I like a nice fat border of mulch or rock, with drought-resistant plants.

Sure, you probably have permission in your lease to show the unit, but tenants can resist or be deliberate in making it tough to rent if they want to.
