@James G.I buy and hold in the eastern suburbs of Cleveland and have been very happy so far with duplexes. 

If you are on a budget than northeast in the city or some of the eastern suburbs like Dundalk are alright and can cash flow though your tenant base might be a little more difficult.I would avoid most other parts of the city.

Pros and cons, or some of the things to look out for as a brand new investor in the eastern North Carolina area.

My wife and I are looking to purchase a rental property (BRRRR or Househacking) in the Eastern WV Panhandle (Jefferson County) or Frederick County, Maryland (Particularly Brunswick and Frederick areas) at some point in the next year (We are waiting on the sidelines for a bit to save up and allow the market to cool down).

I manage Mid-America Association of Real Estate Investors and we are still meeting, even more than usual via zoom and also have a new meeting hosted by @Dan Krupa  (Landlord, Flipper, Property Manager) in the Northland that is in person at least tonight.There are also several Landlord groups as well as quite a few members of MAREI that host their own events:  Topeka/Lawrence - Eastern Jackson County - Multi Family and more, we post many of their events on the MAREI Calendar of events so you can attend ALL of them should you want to.

I work a lot in Eastern Jackson County, MO, but cover all of the Kansas City Metro area, in Missouri and Kansas.

And I think even though the beach is as popular as it is, you said that the beach is 15-20 minutes away meaning that its probably something in the eastern part of San Diego?
