Love your post and congrats on the 8 doors already. 

Get rid of the side with the tenant that needs the most work or seems like they would be a nuisance to you to have to live next to (30-60 day notice on their door when you close if they're month to month) - update it and get it ready to get market rent for when you plan to do another one a year to two years later. 

Fewer doors to sell.I would compare loss of revenue to savings in loan.  

But if you're living on site and knocking on doors to collect rent, could work out for you.

Also, how many properties and doors do you manage?

The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door. 

But you might have to be more creative than investing in 50 doors of section 8 rentals. 

@Suhaib - For me, the biggest driver is the ability to increase rents for a particular building/property and then investigating what it would take to get the rents to that level.
