We're keen on Rentler.com and, pending a few more weeks of trial, are likely to transition all our properties to it. 

In specific I've become keen on the idea of long term rentals and I've been position myself to acquire my first property through reading as many books as I can get my hands on, watching podcasts, and saving roughly 30k to get ready for my first purchase.

While currently having a post tax Roth IRA and Pre Tax 403(b), I've always been more keen on the Roth and contribute more to my Roth (a lot more). 

I am with you on conserving my cash position but wasn’t keen on the 18K in additional fees to get it in place.  

Hi @Joaquin Johnson, it sounds like the STR is the better option.Whether that be selling and buying multiple smaller STRs or upgrading to a multi-unit, or keeping the current property and transitioning it to an STR.Please also consider that if you sell and buy new property(ies), you will lose that interest rate that you seem keen on keeping.Hope this helps!
