Single family rental, Keene NH

Investment Info:

Single-family residence buy & hold investment in Keene.

Purchase price: $160,000

Two bedroom 1 bath single family in Keene state campus, renovations include kitchen and bathroom, paint, and electrical updates.

What made you interested in investing in this type of deal?

The location is great, on Keene state college campus.

How did you find this deal and how did you negotiate it?

MLS, price was fair, landed at asking price after some back and forth (we're okay With this as most properties were going for over asking)

How did you finance this deal?

Traditional residential financing with 25% down.

How did you add value to the deal?

Completely renovated the kitchen (down to the studs, changed the layout, updated electrical and plumbing), updated the bathroom, painted almost every room, and did some minor landscaping.

What was the outcome?

Currently rented to a great family

Lessons learned? Challenges?

This deal went very smoothly, rehab work went over schedule, but that seems to be common these days.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Worked with Moe Robichaud of Arris Realty, I can’t recommend Moe enough. This was our eighth transaction with Moe, always great to work with him.
