Also, give the impression someone is there: leave old shoes clothes out in one of the rooms where someone peeking in might think someone's staying there, leave a stereo going, rent a ghetto dog (pit) to put in back yard, put a visible sign on the inside of the back window that reads "ain't nothing worth dying for in here" don't bother telling neighbors to watch it, they may be the ones ripping you off.

When I go to networking events, I dress in clean, comfortable clothing—usually a pair of joggers and a clean t-shirt—bonus points if your shirt has your branding on it.

@Mitchell Behm I understand that completely and yes thats a good amount of reserves to have just in case something unplanned happens, but in regards to making some more money I would start to sell old stuff you dont use anymore like shoes, clothes, toys, games, cards, and anything else thats collecting dust in your house.

but thank god for my full time job, already: $2k in classes, $500 realtor association fee, $350 mls fee, expenses to huy business clothes, $50 business cards, monthly brokerage fee which i dont actually have to pay yet but you get the point. it adds up!

According to the seller's attorney the other two inspections did not identify issues which is a little hard to believe as you can see the dampness (some has evaporated to the ceiling).Either way the seller has agreed to allow us have basement specialist further assess the area before we sign the P&S.

The laundry room needs to be separately metered.Occasionally there is laundry room drama.... two people needing to do laundry at the same time, someone using the machines outside of the posted hours and disturbing the sleep of others, someone leaving their clothing in the machine too long, and mishaps, like the ball-point pen that went through the wash and melted in the dryer leaving blue ink everywhere. :-)
