Some times crap happens that sucks even for investors and I would put a 3% rent cap on that list.but hey if you disagree so be it.

Don't believe anything you hear and never ever buy a crap course or product at a real estate meeting because the largest real estate clubs are the biggest scumbags when it comes to the presidents of the clubs bringing in snake oil salesmen who scam you out of thousands of dollars.Always believe that whatever crap and 'SECRETS' sold at a real estate club meeting can be found on the internet, absolutely free.

But it's obviously harder doing things on the exterior of the property, and you need to make sure your furnace/boiler work well so if you aren't at the property for a few days, you don't end up with a furnace that craps out and you have frozen pipes!

Screening prospective 'tenants' seems different only because you can have great credit, clean criminal and still be a slob and leave crap everywhere. 

Crap, I kinda forgot where I was going with that...So the intent of the real estate license would be to have the same baseline information my realtor has.
