@Samuel Toby If you only have 2 hours daily then, I would hire a VA to take care of time-consuming task like cold calling. 

I constantly consume Bigger Pockets podcasts while driving between customers which can redeem several hours a day otherwise lost.

This gets harder if you have many units, but if you goal is to stay small or grow slowly, I don't think it matters how you accept payment as long as it is not time consuming for you, causes tenant payment issues, or causing problems with your bookkeeping.I test drove Cozy for the bookkeeping side. 

We have a great housekeeper and we keep the supply cabinet well stocked for her to replace consumables and store cleaning supplies. 

I don't have consumer debt of any kind and enjoy doing tasks myself, saving $90k per year. 

.* Most of all the executory contract statutes apply when there is a consumer tenant/buyer but not for commercial.The owner is probably better off doing a full wrap sale than LO.

It's more tedious and time consuming but it substantially increases the odds of the tenant buyer actually closing on the option don't you think?

They are legally supposed to disclose what they (apparently) know.Why would you be in favor of their continuing to flout the law and hurt consumers?

One last point: remember that the main underlying reasons for all this regulation --- at least on its face --- is to protect the tenants and ordinary consumers.
