I know the state of New York has banned late fees, so I would check the laws related to New Jersey.

I'd also serve them with notice to pay or move, so should they fail to pay and you are able to evict (or when your state lifts bans) as soon as possible.

Many regions, while not officially banning evictions at this point, are not processing evictions or judges are outright refusing to evict, despite the law.If it continues to get more and more difficult to evict nonpaying tenants, that'll be a problem across the board.

Moved-in in March, right when COVID-19 state of emergency started with a ban on evictions and she lost her job in April.
