Unless you have construction experience you are likely to end up in the red on the first project or two.If you are intent on trying to do rehabs (which isn’t necessarily a bad plan because that is where forced appreciation and higher returns are) then you don’t need to make a decision on BRRR vs flip now, you can wait until the rehab is finished and figure out what makes sense to you.

I renovated my self so it took me 2 years to finished the renovation.

Our plan would be to update the already finished basement of the house and rent it on weekends throughout the year.

Hindsight I definitely could have finished this project in weeks not months if I didn't hold on to the idea both contractors were going to come through.

What if I am a part-time agent to qualify for the REP status via mainly RE agent activities (helping others in buying/selling houses) and then also have a couple of investment properties on the side that I manage myself to attain passive loss from those properties (via depreciation)?
