My advise would be if you do get a HELOC, have a rock-solid plan to pay it back in full ASAP.

I would advise working with a mortgage broker instead for a seamless process instead of rolling the dice.

Hey Victor,Diversification is always going to be the best thing to do so definitely invest also in the stock market in general but I would advise that you move forward with that ADU.

Since rent impacts cash flow, my PM advised me that he doesn't raise rents on great tenants so I didn't raise the  rent after the first lease renewal.

My attorney advised:"...the management company was hired by the owner to screen applicants and make decisions about what applicants were approved, ...

I have been advised to do just that, to make sure the property still exists, as strange as it sounded to me initially.  

Advice: Reach out to your lender or someone experienced with streamline refinances who can help advise a more accurate estimate for you.
