If you're not comfortable doing your own title research then you're probably not ready for these type of auctions, you can make huge mistakes and lose a lot of money very quickly (see the posts on here about people that accidentally bought 2nd's and HOA foreclosures without knowing what they were doing).

Rule #4Besides the $250,000 fine and 5 years in jail penalties, if you read the Dodd Frank law, you'll also see that if in the first 3 years, the tenant buyer presses that and gets an attorney who can read the law, and you've violated Rules 1, 2, 3, 4 or any of the other hundreds of rules in DF or Safe Act, then your toast, as you have to give back all the money paid to you and you just rented the house for 3 years RENT FREE, and you could be fined and go to jail.
