Besides, waiting until the tenant is out gives you a chance to do minor repairs, paint touch-up, and the other things that makes a place show at its best.

I opened up a 4-hour slot on a Saturday and a 2-hour slot on a Monday evening (we had touch up paint and cleaning and other stuff still to do while we were there, so it wouldn't feel like a waste of time when we were in-between appts).

If you don't allow them to paint, you have a much better shot at just going over some touch up areas and maybe doing a few rooms only.The nice thing is that if you don't allow smoking, you can typically get away with repainting a room with the same color without having to cut anything in.Just roll it up to an inch or two from the ceiling and an inch or two from the trim and you won't be able to tell if you use the right paint (tan).

Floors are done:I did the trim work for about a week and touch up paint where I had bumped the trim with my staining pad.
