@Eric S. new britain. that is your answer. i invest there. i spent my whole life in CT besides the last few years. i know the area well. i own a few multi-family properties there currently. i went CCSU in new britain and lived in the town for 10 years. its an incredible source of cash flow and, in my opinion, the current mayor is doing all the right things. i actually see growth happening in that town, compared to the rest of CT that is struggling. happy to help in any way i can. just let me know!

@Sean SpagnolaRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Big developers where not investing as much anymore, land flippers where left with unwanted inventory and if you for example now wanted to do an agricultural business and bought land in some places, the math would never makes sense.The good thing is as you mentioned some small towns are thriving because of the expat presence, similar to what happens in the US with "gentrification" the expats attract the digital nomad crowd that works from the beach, surfs, love great coffee shops and restaurants etc.
