If you are worried, put them on a month to month, add late fees and be religious about notifications to protect yourself.  

Secure W2 employment, save religiously, build your credit, limit unnecessary debt, obtain pre-approval from a lender, submit offers and house hack your first deal.

Too many investors assume the cash flow is rent minus mortgage and get a rude awakening when they have repairs, vacancies and other costs that make them end up losing money.  

Pictures on the walls that your aunt betty painted too, or religious art or family photos.Can't wait to see it when you get it listed.

You don’t necessarily have to memorize them all, but get familiar with what they say so that if you encounter a situation, you either remember or recognize that you need to double check the law2) Set firm “minimum rental criteria” and stick to it religiously.
