It basically breaks down to 1-3 properties tend to do it for free with excel or stessa. 3-20 properties can be done easily with quicken for $50. 20+ properties or landlords who have zero interest in the accounting side of it tend to use bookkeepers or accountants they pay to type in numbers to quickbooks. 

I managed most of my property and did most of the bookkeeping for all the properties my son and I own, but my son managed some properties from Colorado and he used Quockbooks.

I’m currently searching for a lawyer, a CPA, and a bookkeeper prior to starting one.

This is also my first year, so have yet to do the actual book keeping of what I am going to say below, so take it with a grain of salt!

As for the bookkeeping, use your accounting system to segregate your income and expenses for each property.
