Flint Twp is best suited for flips or College Cultural neighborhood.

I took out a bunch of cottonwood trees & Chinese Elm trees in Colo Spgs in 2008.

However, for warm climates, Jacksonville, Fl would be on my list for consideration (I've got properties there already - and there is still a lot of on the ground opportunities) or Asheville, NC for its culture and beauty.  

In a way, I'm attracted to the inner city as it is a really good cross cultural experience.

We have consistently seen, across the country, that the trend is to urban city centers with cultural amenities rather than big box stores with plenty of parking.
