Why would anyone ever quit if the profession is so simple and the pay is so high?

In Houston, Tx we get traveling nurses, divorced parents wanting to be close to kids, students, traveling professionals, and just people looking for a way to budget their life.

I know a lot of the tenants there are students and they make the properties cash flow very well.

There are good mentorships/coaching/classes and bad ones so you never really know, but the honest truth is that even in the bad ones, if you do the work and build relationships with other students, you will probably crush.

If you like the person, allow them to mini-JV a deal with you on a smaller scale and teach them inside of that framework.If you have never mentored or coached, you have to be very careful as most "students" think it will be way easier than it is and want you to make it happen.
