Hello,My apartment has been vacant last couple of months.The first vacant the electric utility bill came around $150 and I noticed that the central AC furnace was on so I turned it off immediately but to my shock the second vacant month the bill came around $250.Barring a refrigerator nothing is on in the apartment, my apartment utility bill is lower than that where the appliances including central ac run frequently.

Lastly but arguably the most important part, a question I hear time to time which is both gratefulness for my time invested to freely give here to others, but also confusion and a bit of shock as to why a person of my standing would be here, doing this, vs selling out conference rooms and charging $495 per person for a 3 day session as I did for years.

No HOA, ~450/mo insurance (expensive, high fire area), $400/mo other utilities. 3% maintenance reserve, 3% closing costs etc. 3.2% 30 year fixed 20% down mortgage...could likely shop for better terms with an accepted offer.I'm assuming 20-30% of home value depreciated in the first year via cost segregation study and purchase price of 1.55MM which is an "outlandish" bid well above asking I'm considering but am shocked at how the numbers are still working.

Most water bills are metered just like power, but I had a property in an area with a mutual water company that charged a fixed monthly fee for water no matter how much water you use (yeah, shocking, but its true!).
