That's one conversation.Since the situation is out of both of your control, I would propose full credit for the days between incident and scheduling with the city, and split city scheduling delay days 50/50.

Also, an amortization schedule is usually a good tool to have to show the amounts based on how long you have been in the loan.  

By accelerating your depreciation schedules, you reduce your taxable income which in turn increases your operating cash flow.

So I will pay an extra 20 or 30 a month to use a local company with very high service where immediately someone in their office answers the phone and my issue or scheduling is resolved in a few minutes.

Some times it's easier to just identify a possible property and the first you check before even scheduling a viewing, is check the STR rules on that address.
